How We Evaluate a Teardown

Before you buy — or before you tear down the house you own — we run the same analysis we’d run on any land asset:

  • Land value vs. as-is value — what the dirt is worth versus what the house adds (or subtracts).
  • Lot dimensions, setbacks, and city requirements — what the site actually allows you to build.
  • Build budget vs. finished value — whether the numbers work on that street, in that school district, at today’s comps.
  • The exit — what the completed home should appraise and sell for, so you never over-build the neighborhood.

If the numbers don’t work, we’ll tell you. That’s the point of doing it first.
